According to State and Federal code, any institutional, commercial, public, industrial, or residential structure (excluding four or fewer dwelling units) requires inspection prior to demolition or renovation. Environmental Due Diligence
Protecting you from environmental liability.
If you’re planning to purchase or lease property, take the extra step to protect yourself before you own it. Conducting the appropriate environmental due diligence of a property can save you from making a costly mistake. Perhaps you are certain the property you’re interested in has no environmental issues. However, have you also considered adjacent or nearby properties impacting your site? State and Federal environmental liability protections are available for local governmental units, lenders, and impacted neighboring properties. Liability protections are also available if you conduct the proper due diligence prior to purchase.
Phase I Environmental Site Assessment
The purpose of the Phase I Environmental Site Assessment is to determine if Recognized Environmental Conditions (RECs), Historical Recognized Environmental Conditions, or Controlled Recognized Environmental Conditions exist on the property.
RECs are defined as:
- The presence of hazardous substances or petroleum products in, on, or at the subject property due to a release to the environment.
- The likely presence of hazardous substances or petroleum products in, on, or at the subject property due to a release or likely release to the environment.
- The presence of hazardous substances or petroleum products in, on, or at the subject property under conditions that pose a material threat of a future release to the environment.
REI’s experienced professionals will evaluate and customize the appropriate level of environmental due diligence to a transaction by conducting the following:
- Records Search with Risk Assessment
- Environmental Transaction Screen
- Phase I Environmental Site Assessments
- Phase II Environmental Site Assessments
- Environmental Health & Safety (EHS) Audit
In addition to these service offerings, REI provides due diligence services to our Michigan based clients for liability protection from existing contamination on a property with the preparation and submittal of a Baseline Environmental Assessment (BEA).

We utilize various investigative techniques to collect site specific data and determine underlying hydrogeologic conditions in relation to the degree and extent of contamination at a site. Not only is this necessary to satisfy regulatory requirements for site investigation purposes, but this data is important in selecting the most cost-effective pathway for site remediation.
